The brief

About this project

The builders had left this contemporary new-build with a back garden of rubble, spoil and compacted clay. We cleared it back to formation level and laid a full-width grey porcelain terrace that runs the length of the house and its glazed doors.

The starting point

Like many new-builds around Slough, Langley and the newer estates near Bracknell and Wokingham, the garden was handed over as a building site. The ground was a mix of broken brick, concrete waste and compacted clay, with no usable level surface between the house and the boundary. Large sliding doors and a balcony above meant the patio had to look sharp from inside the house as well as out.

Groundwork done properly

Everything starts below the surface. We removed the rubble and spoil, dug down to firm ground and brought the level back up with a compacted Type 1 sub-base over a membrane. Clay soils across Berkshire and South Bucks hold water, so the patio was set with a gentle fall away from the house, keeping rain off the threshold of the glazed doors.

Laying the porcelain

Large-format porcelain needs a solid, full bed with no voids, or tiles can crack and rock later. Each slab was laid on a full mortar bed, with cuts measured around the doors, downpipes and corners so the joint lines run straight across the whole terrace. Porcelain is ideal for families: it barely absorbs water, resists stains from barbecues and drinks, and stays clean with a brush and hose.

The finished space

The result is one seamless outdoor floor that matches the clean lines of a modern home, ready for furniture, planting and lawn. It is the kind of project we are asked for most on new-build homes in Slough, Windsor, Maidenhead, Iver, Burnham, Taplow and Ascot.
